Office Fit-Out in Dubai
A client walks into your office. Before you shake hands, they have already decided how seriously to take you.
The cables running along the floor between desks. The meeting room where the screen never connects on the first try. The reception that looks like it was furnished from a liquidation sale. The kitchen that nobody uses because it is a microwave on a countertop next to the server rack.
Your team sees it too. The developer who sits facing a wall with no natural light. The sales lead who takes client calls from the stairwell because there is nowhere quiet. The new hire who lasted three months and left for a company with an office that felt like someone actually thought about it.
Your office is either the best pitch you make every day — or it is working against you.
A fit-out fixes that. Not a cosmetic touch-up. A proper rethink of how your space supports what your business actually does — close deals, ship product, retain talent, and grow.
The problem is finding a fit-out company in Dubai that delivers what they promise, when they promise it, for the price they quoted. That search alone can take a month.
One form. Your office size, your headcount, what the space needs to do, and your budget. Within 24 hours, three licensed fit-out companies send you separate proposals. Layout. Materials. Furniture. MEP. AV. Timeline. Cost. Line by line.
You compare. You choose. You move.

What happens when your office actually works
Every square metre you pay rent on should earn its keep. If half your space is dead zones and tangled cables, you are paying for problems, not productivity.
What businesses in Dubai actually did with their fit-out
A 1,500 sqft startup in Business Bay. Value tier. Shell and core to a fully operational 12-person office: open plan with floor boxes at every cluster, one glass meeting room with screen mount and HDMI, compact kitchen, server closet, branded reception feature wall with company values in dimensional lettering. Furniture included. Operational in 5 weeks.
A 3,200 sqft consulting firm in DIFC. Mid-range tier. Existing fit-out stripped and redesigned. Three partner offices with acoustic glazing, a 10-seat boardroom with wireless presentation system, open plan for 20 with cable-managed bench desks, two phone booths, a full kitchen with lounge seating, and a client-facing reception that reflects the firm’s brand down to the material palette. 8 weeks.
A 6,000 sqft tech company in Dubai Internet City. Premium tier. Full design-build from shell and core. Collaborative neighbourhood zones, quiet focus booths, a 16-seat board room with integrated video conferencing across three international offices, a town hall space for all-hands, a café-grade kitchen, a wellness room, environmental graphics mapping the company’s journey from founding to today, and acoustic treatment throughout so an open plan of 40 people does not sound like a trading floor. 14 weeks.
Three companies. Three stages. Three budgets. Same starting point — one form.
What the fit-out changed for their business

Your questions, answered
How much does an office fit-out cost in Dubai?
It depends on whether you are starting from shell and core or renovating an existing space, and on the level of finishes and furniture. That is exactly why we send you three itemised proposals instead of a range. You see where every dirham goes.
How long does it take?
Small office from shell and core: 4–6 weeks. Mid-size renovation with joinery and AV: 6–10 weeks. Large design-build: 10–16 weeks. Every proposal includes a week-by-week programme with milestones.
What is Cat A vs Cat B?
Cat A is what the landlord delivers: raised floor, basic ceiling, AC, fire systems, core lighting. Cat B is everything you add — partitions, joinery, furniture, reception, branding, AV, cable management, and MEP adjustments. Most businesses need Cat B. Your proposals will specify exactly what falls where.
Can you fit out the office while the team keeps working?
Yes. Phased fit-outs work zone by zone — often over weekends and evenings. It takes longer than a vacant fit-out but avoids relocating the business. Your proposals will flag if phasing is recommended for your scope.
Do the quotes include furniture?
If you want them to. Some businesses source furniture separately. Others want a turnkey package — desks, chairs, storage, soft seating, kitchen appliances, everything. Specify your preference and each contractor scopes accordingly.
What about building approvals?
Depending on scope, you may need sign-off from building management, Dubai Municipality, and Dubai Civil Defence. Experienced fit-out contractors handle the approval process as part of their scope. Your proposals confirm what approvals apply to your project.
Can the space be designed for growth?
Yes. Modular workstations, demountable partitions, and pre-installed power and data in the floor allow you to add desks without construction. A smart fit-out plans for the headcount you expect in 18 months, not just the team you have today.
How do you handle cable management in open plan?
Floor boxes or perimeter trunking at every workstation cluster. Structured cabling from a central comms cabinet. Power and data separated. No cables crossing walkways. No power strips taped under desks. The approach depends on whether you have a raised floor — your proposals will specify the method.
Which areas do you cover?
All commercial zones in Dubai. Business Bay, DIFC, JLT, Downtown, Media City, Internet City, Knowledge Park, Al Quoz, DAFZA, JAFZA, Dubai South, and every free zone and business district in the emirate.
Is this really free?
Yes. Three proposals. No cost. No account. No obligation.
Your office is either closing deals for you or costing you deals. Which one is it?
